The City of Canton’s Community Reinvestment Area (CRA) Tax Abatement Program offers an enticing residential real property tax abatement for qualifying projects to property owners for 15-years, and up to 100%. Entities or individuals that own residential property within the City of Canton could qualify for a temporary tax abatement of increased real property taxes on qualifying residential real property improvements. This could be residential remodeling or renovations, or new residential construction. The abatement allows owners to pay taxes on the pre-improvement assessed value of their residential property for 15 years after improvements are completed. In most cases, property owners will not be required to pay property taxes on any increase in value that resulted from the renovation or new construction on the property for a period of 15 years.
To qualify for this residential tax abatement program, the property owner must invest at least $5,000 into the existing property or build a new home. The City of Canton began accepting applications for this residential tax abatement program October 9, 2019, pursuant to CRA legislation passed by city Council on July 29, 2019, and was subsequently officially approved and certified by the State of Ohio.
